I moved two months ago into a new aprtmnt, signed a 1-year lease, & want to terminate early. Is this possible?

Firstly, there's a pretty serious leak, about which the landlord told me nothing, and which has damaged some of my things. Secondly, I've been hared by another of the tenants -- she was drunk, and she pressed herself against my window, yelling obscenities. Do I have reasonable grounds on which to ask to break the lease? I'm here, if there are any questions.
